Exposed villa and commercial roofs, terraces and balconies where seamless flexibility and UV resistance matter.
When to use
Best when the surface is trafficked or fully exposed to sun, and when you need a continuous film over complex details — multiple outlets, pipe clusters, parapet upturns. Two-coat systems with fabric at details are standard on many Dubai villa roofs.
Limitations
Requires stable, properly primed substrate. Not ideal over active moisture without remediation. Thickness and topcoat selection matter for long-term UV performance. Recoating over failed acrylic without strip-out is a common UAE failure mode.
UAE note: Specify UV-stable topcoats on fully exposed decks. Schedule application outside peak surface temperatures when possible.

Fast-cure industrial decks, car parks and roofs where return-to-service time is critical.
When to use
Large open areas, metal decks and projects where downtime must be measured in hours rather than days. Excellent abrasion and chemical resistance when specified correctly. Common on logistics roofs in Sharjah and JAFZA.
Limitations
Spray application needs skilled equipment and weather control. Detail work at small penetrations may need complementary liquid products. Substrate prep is non-negotiable — rust and seam treatment precede spray.
UAE note: Metal deck thermal movement demands flexible systems; polyurea pairs with proper seam prep, not spray-over-rust shortcuts.

Foundations, podiums and covered build-ups where torch-on or self-adhesive sheets are specified.
When to use
Below-grade work, podium slabs before landscaping, and build-ups where a proven multi-layer system is already in the structural design. Protected from direct UV by screed, tiles or landscaping.
Limitations
Torch application has safety and access constraints in occupied buildings. Not suited for direct UV exposure without protection course. Lap quality and primer selection determine success.
UAE note: Podium breaches often occur at planter drain connections — lap and detail quality at penetrations matter more than field sheet count.

Bathrooms, kitchens, tanks and pools — under tiles or as tank linings with potable approvals where required.
When to use
Internal wet areas, swimming pool shells and water tanks where a rigid or semi-flexible cement-based system bonds to masonry and accepts tile adhesives. Standard under bathroom tiles in UAE fit-outs.
Limitations
Movement joints need treatment separate from the field coat. Not a substitute for roof membranes on exposed decks. Thickness and corner detailing must follow system data sheets.
UAE note: Flood test before retile — grout is not waterproofing. Spec height on walls and reinforced internal corners are inspection checkpoints.

Concrete protection, basements and walls where moisture ingress threatens durability.
When to use
Negative-side or positive-side concrete protection, lift pits, retaining walls and structures where integral waterproofing supplements or replaces surface membranes.
Limitations
Crack activity beyond design limits needs structural repair first. Not a quick fix for active roof leaks. Performance depends on concrete quality and application saturation.
UAE note: Groundwater and podium planter loading in mixed-use towers — crystalline may supplement membrane, rarely replaces detailing at drains.

Active leaks and structural cracks — epoxy for strength, polyurethane for moving cracks.
When to use
Water entering through a defined crack, construction joint or pipe penetration when excavation or full membrane removal is impractical. Useful in tower slabs and parking structures after leak detection confirms a point source.
Limitations
Temporary fix if underlying movement continues unchecked. Injection stops the symptom — we still assess whether broader membrane renewal is needed.
UAE note: Multiple active points on a roof usually indicate system end-of-life — injection alone delays necessary strip-out.
