Warranty terms are issued per project in your quote and handover pack. Below is a summary of how we approach coverage — your certificate remains the binding document.

A warranty is only as good as the installation it covers. Our process — inspection, specified prep, detail reinforcement, cure control and testing — is what manufacturer warranties require for validity. Handover packs document what was installed so claims can be assessed fairly.

What warranty covers

Major membrane installations include workmanship warranty and manufacturer system warranty where applicable. Coverage applies to water ingress through the installed system in normal use conditions — meaning the membrane, detailing and application we performed fail to keep water out despite proper maintenance.

  • Field membrane and specified reinforcement layers
  • Detailing at outlets, penetrations and upturns included in scope
  • Workmanship defects in mixing, thickness or cure control
  • Product failure within manufacturer terms when applied to spec

Spot repairs and maintenance-only works may carry shorter warranty periods — always check your project certificate. System type and duration are named in your quote — see materials for how product choice affects coverage.

Typical exclusions

Warranties protect against failure of our installed system — not every source of water in or on a building. Common exclusions include:

  • Damage from third-party trades after handover — mechanical punctures, unsealed penetrations, tile bed failures
  • Blocked drains, gutter overflow or ponding from poor maintenance
  • Structural movement, settlement or crack growth beyond product design limits
  • Alterations to the protected area without notification — new equipment mounts, planter additions, railing changes
  • Normal wear of sacrificial or decorative topcoats not included in the watertight scope
  • Water from unrelated building elements — failed windows, plumbing leaks, HVAC condensate
  • Events outside normal use — fire, impact, vandalism or unauthorised chemical exposure
  • Pre-existing substrate defects not included in scope — spalled concrete, corroded deck sections left unrepaired

Your maintenance duties

Warranties remain valid when you keep the protected area in the condition assumed at handover. We provide a maintenance checklist with every major project. In practice:

  • Clear roof drains, scuppers and gutters before and during rainy season
  • Record annual visual inspections — photos of outlets, parapets and field condition
  • Repair minor mechanical damage promptly before moisture tracks under the membrane
  • Do not store sharp equipment or drag furniture across unprotected membrane fields
  • Notify us before other trades work on or through the waterproofed surface
  • On industrial decks, keep seams and drains clear of debris and standing water after storms

Neglected maintenance does not void warranty automatically — but if a failure traces to blocked drainage or unreported third-party damage, remedial works may fall outside coverage. FM teams should file handover packs where future staff can find them — not in an individual's inbox.

Warranty by project type

Duration and coverage tier follow scope — a full roof system with strip-out, detail reinforcement and UV topcoat carries different terms than a localised outlet repair. Bathroom and balcony wet-area warranties typically align with flood-tested scopes. Industrial coatings may include maintenance walk obligations for seam zones.

We do not issue generic lifetime promises. Manufacturer system warranties run alongside our workmanship warranty where products and application meet data sheet requirements.

Commercial and FM warranty notes

Tower balcony programmes, podium repairs and industrial deck coatings may include maintenance walk obligations — especially where seams and drains collect debris faster than villa terraces. FM teams should file handover packs centrally; warranty claims need certificate numbers and photos of the active failure.

Transfer on property sale or strata handover requires including the certificate and maintenance checklist in transaction documentation. Notify us of ownership change so records stay current.

How to make a claim

  1. Contact us with your warranty certificate number, project reference and clear photos of the issue — active drip points, staining, blistering or visible damage.
  2. We schedule an inspection to determine whether the failure is warranty-related (system or workmanship) or maintenance-related (drainage, third-party damage, unrelated plumbing).
  3. If covered, we agree remedial scope and timing. If excluded, we provide a quoted repair path — no obligation to proceed.
  4. After repair, updated documentation is issued where the warranty terms require it.

Annual maintenance checklist for warranty validity

Warranties assume normal maintenance — not heroic rescue after years of blocked drains or unreported AC mounts through the membrane. Use this checklist seasonally; file photos with your handover pack so FM successors and future buyers see continuity.

Workmanship vs manufacturer claim paths

Two coverage layers often apply on major systems — our workmanship warranty and the manufacturer's system warranty when products are applied to data sheet requirements. Contact us first with your certificate number and photos; we inspect to determine whether failure traces to application, detailing, maintenance neglect or product defect. Workmanship claims cover mixing, thickness, cure control and details we installed. Manufacturer claims cover product failure within their terms when application was verified to spec. Blocked drains, third-party punctures and unrelated plumbing are neither path — they need separate remedial scope. Your handover pack names products and certificate numbers so the right route is clear.

Evidence pack for a warranty claim

Gather these before you write — incomplete files slow assessment:

  • • Clear photos of active failure — drips, staining, blisters, visible damage at details.
  • • Warranty certificate number and project reference from handover.
  • • Maintenance log if you have one — drain clearing, annual visual checks.
  • • Notice of third-party works on or through the membrane after handover, if applicable.

  • • Site access notes and building management contacts if the claim is on a tower or common area.
  • • Any prior repair invoices that show overlays or products already applied on the same surface.

Warranty questions

How long is the warranty on a typical villa roof?

Workmanship and system warranties vary by product and scope — commonly five to ten years on major liquid-applied roof systems when prep and detailing meet manufacturer requirements. Exact terms are stated in your quote and certificate, not on this page.

Does warranty cover leaks caused by blocked drains?

No. Ponding from blocked outlets or poor maintenance is an owner or FM responsibility. Warranties cover failure of the installed system under normal use when maintenance obligations are met.

What happens if a third-party contractor damages the membrane?

Damage after handover from other trades — AC installers, tilers, antenna mounts — is excluded unless the work was pre-approved and documented with us. Report alterations before they happen when possible.

Can I transfer warranty when I sell the property?

Major system warranties are typically transferable to the new owner when the certificate and handover pack are included in sale documentation. Notify us of ownership change so records stay current.

Does warranty cover mould or interior damage from an old leak?

No. Warranty covers remedial works to the waterproofing system itself — not consequential damage to ceilings, joinery or contents that occurred before or after a covered failure. We document active leaks at inspection so pre-existing damage scope is clear.

What voids warranty immediately?

Unauthorised alterations through the membrane, applying incompatible coatings over the system without approval, and failure to maintain drains per the handover checklist can void coverage for resulting failures. Your certificate lists project-specific obligations.
