Each case follows the same sequence described on our process page: inspect and map moisture paths, specify system and thickness honestly, prepare and detail before field coat, test where applicable, then hand over documentation. Outcome: Dry ceilings through two rainy seasons. Owner reported measurable reduction in top-floor AC runtime. Handover pack included maintenance schedule for drain clearing before winter and warranty certificate naming membrane thickness. No repeat call-backs to date.

Methodology note: Inspection mapped moisture from parapet to drain — field coat was largely intact but details had failed. Method: diagnose before quoting strip-out scope; no overlay on blistered acrylic.

Outcome: Tank held level without unexplained loss. Plant-room walls dried. FM received lining datasheets, cure record and maintenance guidance for future inspection cycles. No repeat call for seepage at the joint within the first year.

Methodology note: Tank failures cluster at joints and penetrations — field shell condition was secondary. Potable approval and documented cure before refill are non-negotiable; shortcutting either invites repeat loss or compliance questions.

Decision framework — repair, refurbish or trace first

Not every stain requires full roof removal. Not every parking drip is a podium membrane failure. The projects above were scoped after inspection — Business Bay parking seepage needed tracing before demolition; Al Barsha villa roof needed strip-out because acrylic concealed inter-layer moisture. Ask three questions before approving budget: Is the failure local or widespread? Is previous work sound enough to overlay per manufacturer rules? Does water travel from a zone outside the obvious symptom?

What these projects have in common

None were fixed by field coat alone. Drains, thresholds, fittings and penetrations appeared in every scope — the open membrane area was rarely the primary failure. Strip-out of failed previous work was required in most residential roof cases; industrial work needed rust and seam treatment before any topcoat.

Documentation at handover — photos, datasheets, warranty certificates, flood test records — was part of client requirements, not an upsell. For strata and hospitality operators, that paperwork outlasts the repair crew on site.
